NORTH BENGALURU GROWTH STORY

North Bengaluru Is No Longer Just an Airport Story

A buyer-oriented view of the employment, infrastructure, social-infrastructure and residential forces shaping different parts of the northern corridor.

For years, North Bengaluru's residential story was often reduced to proximity to Kempegowda International Airport.

That explanation is increasingly incomplete.

From Hebbal and Nagavara through Yelahanka, the Aerospace and Defence ecosystem, Devanahalli and further north, the region is increasingly shaped by multiple economic engines: technology, corporate employment, aerospace, advanced manufacturing, electronics, infrastructure investment, international education, healthcare and large-scale residential development.

For a homebuyer, the better question is no longer simply:

“How close is this project to the airport?”

It is:

“Which part of North Bengaluru am I buying into — and what actually drives demand there?”

Hebbal–Nagavara: The Established Employment Anchor

This is the most mature part of the northern corridor. It already has major office employment, established social infrastructure, hospitals, schools and urban connectivity.

Buyer implication

Stronger present-day usability and employment access, but usually at a higher entry price.

Embassy Manyata Business Park
  • 121.76 acres
  • 17.2 million sq ft leasable area
  • 14.6 million sq ft completed
  • 68 occupiers
  • 93% occupancy as of 30 June 2026

Corporate & Technology Employment Is Moving North

North Bengaluru’s employment story is also being strengthened by large corporate and technology campuses, adding another layer of demand beyond the airport, office parks and industrial ecosystems.

Amazon North Bengaluru Corporate Campus
  • inaugurated February 2026
  • approximately 1.1 million sq ft
  • approximately 5-acre site
  • 12 floors
  • capacity for 7,000+ employees
  • described by Amazon as its second-largest office in Asia
  • approximately 15 km from Kempegowda International Airport
Buyer implication

Large corporate campuses add another employment layer to North Bengaluru alongside Manyata, aerospace, manufacturing and industrial development.

Yelahanka — The Transition Market

Yelahanka sits between established Bengaluru and the newer northern growth belt. It has more mature residential character than Devanahalli, while still benefiting from the northern corridor.

Buyer implication

A useful middle ground for end-users who want access to both the city and the airport corridor.

KIADB / Aerospace / Defence Belt — The Emerging Employment Engine

The northern story now includes aerospace, defence, advanced manufacturing, electronics and industrial development — not just aviation.

Boeing BIETC, Devanahalli
  • 43-acre campus
  • approximately ₹1,600 crore investment
  • described by Boeing as its largest such investment outside the United States

Government-recognised industrial ecosystem

  • Aerospace Park
  • Hardware Park
  • Hi-Tech Defence & Aerospace Park
  • Devanahalli General Industrial Area

Brigade Global Park

  • 25 acres
  • approximately 3 million sq ft development potential
  • uses including aerospace, defence, data centres and IT/ITES
Buyer implication

Some projects may benefit from genuine employment growth, but exact project location relative to employment nodes matters.

Electronics Manufacturing

Foxconn
  • Karnataka government records identify approximately 300 acres in the Devanahalli/Doddaballapur industrial area
  • approximately ₹22,000 crore investment referenced in government material
  • projected employment 40,000+
Important context

Employment figures are government projections and must not be presented as employment already created.

Devanahalli — From Airport Location to Mixed Economic Node

Devanahalli is increasingly supported by multiple drivers:

  • airport access
  • aerospace
  • industrial investment
  • electronics manufacturing
  • township development
  • future infrastructure
Buyer implication

The stronger long-term case is not simply distance from the airport. Buyers should distinguish what exists today from what is still under construction or planned.

Infrastructure — Separate Today From Tomorrow

Airport Metro Phase 2B

Under Construction

  • KR Puram to Kempegowda International Airport
  • approximately 38.44 km

STRR

Regional road infrastructure intended to connect highways and satellite areas while diverting through traffic.

Infrastructure references should be read using only these statuses:

Social Infrastructure Is No Longer an Afterthought

North Bengaluru’s residential appeal is increasingly supported by established international schools, universities and tertiary healthcare facilities — not merely future infrastructure.

The depth is uneven across the corridor, however. Hebbal and Yelahanka already offer a stronger concentration of day-to-day social infrastructure, while locations further north should be evaluated more carefully for actual travel time and present-day usability.

Education

  • Stonehill International School — North Bengaluru · 34-acre campus · IB continuum
  • Harrow International School Bengaluru — Devanahalli / Doddaballapur Main Road corridor · 60-acre campus
  • Canadian International School — Yelahanka / North Bengaluru
  • Nitte Meenakshi Institute of Technology — Yelahanka
  • Presidency University — Rajanukunte / Yelahanka corridor

Healthcare

  • Aster CMI — Hebbal area · close to 500 beds
  • Manipal Hospital Yelahanka — 264 beds · 40+ specialties
  • SPARSH Hospital Yelahanka — Kogilu Cross / International Airport Road · 250+ beds · 50+ critical-care beds
Buyer implication

For end-users, the question is not whether North Bengaluru has good schools and hospitals. It does.

The more useful question is how practical those facilities are from the exact project being considered.

The Residential Market Is Diversifying

Product types

  • premium high-rise apartments
  • low-density residences
  • villas
  • integrated townships
  • premium plotted communities
  • longer-horizon plotted developments further outward
Brigade Oasis
  • approximately 70 acres
  • 987 plots

Embassy Paradiso

  • luxury plotted development within Embassy Springs
  • developer reported approximately ₹204 crore pre-sales
  • sold out according to Embassy

Beyond Devanahalli — The Longer-Horizon Frontier

Development interest is increasingly extending beyond traditional Devanahalli through industrial expansion, road infrastructure and plotted communities.

But greater distance from established Bengaluru increases dependence on infrastructure execution, employment creation, access roads, utilities, surrounding development and actual end-user demand.

Primark View

The farther a property sits from established employment and social infrastructure, the more carefully its future-growth assumptions should be tested.

A lower entry price does not automatically mean better value.

What Should a Buyer Verify?

EmploymentWhat genuine workplace or industrial ecosystem exists nearby today?
ConnectivityWhich roads and metro links are operational, and which remain future infrastructure?
Daily LivingAre schools, hospitals, retail and services practically usable?
Micro-market MaturityIs the property in an established neighbourhood, an emerging corridor or a long-horizon development zone?
PriceHow much anticipated future growth is already reflected in today's asking price?
Exact HomeWhat do tower, floor, orientation, privacy, usable space and view look like?
Exit DemandWho is realistically likely to buy or rent this property later?

Growth is valuable. Paying for growth too early is not.

The objective is not to find the location with the most infrastructure announcements.

It is to understand what exists, what is coming, how certain it is, who it serves — and how much of that future is already priced into the home being considered.
